Once my tenant changes I am boarding up my fireplace and putting candles in front of it.

And I'm a hippie. 

The tenants seem so stereotypical: my tenants complained that one squawed at them for having an old truck, I smell pot flowing from the property a lot, they rarely do yard work so it looks bad, act like a much of hippies, and have a rock band!

If power goes out, they need to have candles, blankets, coats, or be prepared to go to a hotel at their expense (or they can sue the electric/gas company).

But I agree with @Albert Ng If you could somehow get these hippie jokers off your property, that would be the best scenario. 

And real estate investors who are overly concerned with keeping all their equity working all the time are the first casualties in a correction.One other overlooked aspect (although more inner hippy than scientific like Craig's thoughts) is that while there is a point at which the correlation between equity and ROI/ROE stops becoming direct starts becoming inverse - the greater your equity the lower your ROI. 

Quentin, there's lots of websites, NOLO, Legalzoom, Rocketlawyer, but the free items I pulled down off the internet can't hold a candle to the document my attorney created for me. 

Do they have a pet, or use candles and/or air fresheners?

Sounds like a hippy commune .
