I consider BRRR method people landlords and the long haul has ups and downs. 80% or even 70% LTV in the right deal works.

I am also toying with the idea of small industrial deals (with the help of someone who is in this space), but I personally do not have any experience in it. 

@Angela Toy,You need a truly self-directed Solo 401k, and Schwab does not offer this option.

The truck I am looking at is a one ton, it doesn't ride great, but I need a big truck to haul my dump trailer I use for tearing off roofs and cleaning up properties. 

It becomes more about tax write offs and protection of down payment with equity growth over the long haul.

@Tim Bishop  not to steal this thread but because its only you and me I will anyway.so when quote  300 to 400 per acre is that net after all logging and hauling costs.that's a lot of work for that return.. in the north west we NET 10,000.00 and acre  LOLso a 20 to 40 acre track can net us 200 to 400k... .I have done it many times.. one 11 acre track I had netted us 500k... and I paid 125k for it...

What I mostly have is trash to haul away.
