I worked the system the best I could and renovated the property myself using a 203k and paying a contractor friend a fee to use his companies licence to get through the red tape.

However, being positioned in a much less financially desirable position than I was 9 years ago( because of kidney and other endeavors), I am wondering if a real estate licence would be the best way to get better "peeks" at opportunities.

Are there other real estate careers/jobs that can use a Person working towards a Licence?

Of course this is a fictitious example meant to show the point that cash flow by itself is not the only measure.However, to say a property should not cash flow implies that the payment/expenses are greater than the rents received.

Be advised however, they are just going to teach you what you need to know to pass the licencing exam.

That is the best place to get a true picture of disputes, current licensing and insurance, longevity and whether or not they keep changing licenses (multiple licences for the same person over the course of a few years can indicate less than desirable business practices).

@Jim Edmunds There are none that I know of, as long as you file a fictitious business name in the county where you are doing business.
