I think it's a good idea but this will sadly be exploited by all the con artists out there in the business world.

By that I mean that the tenant will sense a divide and try to exploit it.

I think the intent of the exemption is to allow non-profits to acquire affordable housing, but instead it is exploited such that the non-profit uses it to generate revenue.

People have found ways to exploit them and frequently do things that aren't technically allowed, especially now that there is so much less available inventory out there.

With that aside...This idea revolves around exploiting a law that was recently passed that protects a tenant from being kicked out in the event of their landlord going into foreclosure.

By doing both, you better exploit and take advantage of your marketing efforts.

Try to think backwards as to all of the situations that you might be able to exploit monetarily to find real estate super-bargains.And that is why I value returned mail more than a curious owner's phone call.
