They will sneak in a couple dogs, a second family, or their sex predator boyfriend.

I want them to see what it looks like to take a shot and they've got to see me speak on TV & stage, win awards & praise and they've seen me come home of stories of dead bats falling out of ceilings, cleaning up dog crap in dark basement corners, sucking out water from flooded basements for hours, bloodied, bruised, ect. ect. ect. and now be served with papers.

Our exterminator has a dog that can sniff for BBs. 

Find deserted, run down looking houses and contact the owners, etc....You are now describing a scenario of why no one needs agents any longer where Bird Dogs and Wholesalers are of more value. 

As long as you have reasonable expectations of:- Running a 24 hour business (mostly remote but guest communications and emergency maintenance issues)- Managing cleaners (schedule and quality)- Managing maintenance (urgent and scheduled/preventative)You will be fine.  80% of the work is remote, with the exception being cleaning and maintenance.

For me when I'm estimating rental income I start by looking at the area for active listings <40 days old with similar characteristics to the home you're looking at purchasing (trying to find same bed/bath count, and same amenities like in CO homes with a fenced yard do very well because everyone has a dog).

How they've been in the property for 2 months storing their dogs there with no rehab movement, while putting sweat equity into it, but haven't addressed the foundation or any rehab issues yet.

Since there is no urgent crippling need to take massive action+mind shift,there are delays in starting, fear etc.
