Remember, a little effort devoted to marketing your investment property, can pay off handsomely in the years to come.

I devote at least an hour each day to research and I don’t get tied to any one property.

This is because each person has different resources and relationships that can help them along the way — whether it be more time or money to devote, a different market, or different relationships.

I have ample time on my hands right now; I just have a hard time deciding if I should go all in towards being an agent, or if I should find a local investor and devote my time to working with/ for them to begin.

I’ve devoted to this year to save up money for a down payment and to learn as much as I can.

I just want to make sure that I’m as successful as possible and I don’t want to fail because I didn’t devote myself to it 100%.

Be realistic... how much time do you have to devote to this?

This is total Pareto Principle.  80% (or more) of your time will probably be devoted to placating him over this minutiae.Honestly, you've let him take control and it's time for your to reassert yourself. 

April and May were devoted to reading and learning about my market, in June I found a solid realtor, and in July I closed on our first house.
