Matt,As others have said you need to find where you want to live,  I work with investors that find house hacking new construction properties give them great bang for the buck.  

There has been a ton of new construction for housing the past 4 years and that’s why vacancy rates are 10-12% and rental rates have dropped the past couple of years. 

You can just answer it without the jazz, and I bet you know a few places right off top of head where people WANT to live, right. 

Real estate for the last four years was betting on red or black but the ball was fixed to win as it was nearly impossible to lose.

-Why not include a contingency line item in your construction loan rather than raise the contingency funds from your equity partners?

It’s a fair point—housing construction has lagged for years—but does that excuse using tech to potentially exploit renters?

Denver Union Station Project (Colorado): The city exchanged several smaller parcels of land with a private developer, who in turn constructed a mixed-use development that included retail, office space, and residential units.

I bet that you can pay off this debt in 1 year or much less.

Again, knowing nothing about this particular company, my bet is that type of company will require money up front just to consider whether they can help you out.
