You deal with pool cleaners and house cleaners both not wanting to take responsibility to clean the pool deck.

Does anyone have a good cleaner for STR property in St Augustine Beach area that they would be willing to share.

If I have 4 properties of my own really I have to convince IRS that I have to put 750 hrs to be considered as RE professional why not something less as every year I spend enough hrs to find tenants/screen them/coordinate with my handyman/cleaners/ HOA to manage all my properties..I am tending to believe that if I show some minimum criteria for hrs in my RE work IRS would be nice to me :)

I can't tell you how many times I've gone to the property and it is gone, or you figure out something is wrong, maybe the legal description, or the address, or there is $100,000 worth of junk there you need to haul off that was not in the pictures, or that cool commercial building, that when you get there has the faint words that you can now make out to be a former dry cleaner, or gas stations, or lead smelter, or oil change shop or something like that. 

This is perfect being 2 doors down from where we live so we do not have to pay cleaners and property management.

ground up construction is always much cleaner . in a fix and flip there are many unknows that may pop up after the demo stage is complete 

We have always allowed pets and *in general* our cleaners have to work harder and thus charge more on turnovers in houses that had pets than those without.
