After visiting these States, I just didn't see the benefit of investing in $200,000 in a B- class neighborhood in Ohio, which is a 5 hour flight away, when I could maybe invest a similar amount  in the California Central Valley in a C class neighborhood that I could drive to when needed.

If you had low/no mortgage and don't reside there, it may have been enough under the criteria they used to pull your information, skip-trace to call and send you the cards. yup all of mine are no debt and out of state so you can imagine all the calls i get when we have about 150 props like this all in wholesaler central LOL..
