I have a STR in Truckee that has done very well and I am looking for another STR, was thinking of the Sacramento market but I hear conflicting info on the permit process and the ability to rent it out for more than 90 days a year as a STR.

Ironically the invested capital is often very similar for either. because your either investing capital in # of locations to scale, or investing capital in higher quality ie higher cost assets and operational items.

The big advantage is having the capital gains spread out over many years to avoid a huge tax bill.

I recommend starting with multifamily if you're just getting started with limited capital.
