Also in CA after 20 years no big blemish's once you turn 70 you no longer have to do CE.. so I am about there :)   I also have my State of Oregon mortgage originator license and there is an add on that I took right after the dodd frank required NMLS were with the one licnese I am basically grandfathered into all the states without take the test..

For an investor, there's all sorts of crap that can go wrong when buying a property - Unknown condition issues, title blemishes, crazy sellers that don't move, drug raids, and so on.

A claims adjuster will likely be on your side for all the reasons you mentioned above, but a crappy thing that can often happen is--you need your roof fixed, your insurance carrier wants to help you so they decide they will pay your claim, then pursue subrogation with your neighbor's carrier...x,y or z happens, the subrogation is delayed, the other carrier has a better attorney...whatever, next thing you know, you are stuck with the claim on your record costing you increased premiums for insurance (in potentially multiple ways-auto, rental properties, umbrella...etc) and waiting (indefinitely) for the point/blemish to be wiped.

Do not pay the collection... that can be seen as an assumption of liability and a paid collection is still a huge blemish on your credit.

So we started with my sons credit as he had a couple older blemishes on his record and were sent to Kayden Credit Repair( as an extra fee) but that was terrible working with them as we had a lady that would not do anything in a timely manner and after six weeks of nothing, I started complaining to Fund N Grow and demanded my money back or work to be done.
