@Chris Clothier  not to get totally off track.. but when I went through my dark days  2009 living Madison MS for 1 year triaging my bleeding loans I had about 600 in force and 250 I had to take back or work out.

Then you would get the most benefit from the bleed over from any improvements you make.Also make sure you are pushing rents up not down.
