Hey @Karen Margrave , in my past life as an A/V guy, I hung a 60" LED/LCD on my boss's wall a little above the fireplace...this one had a mantle & we were about 6" over it.

3 - look up the AV in the tax records - based upon his idea of value you should run away not walk IMHO. 4- not based upon # 3 because what flipper would overpay for anything especially double it's value - answer Kind of like a unicorn it does not exist!

Since I am new to this and experimenting with the Land Geek method, I wonder how many potential sellers I discourage from calling me back by sending them a poorly researched offer based on AV or price per acre.I understand that the call volume would increase because of the unmotivated sellers, thus extra cost of a call center.

@Steve Vaughan  although I do spend 5 to 6 bucks a gallon on Av Gas  LOL and a fill up is 82 gallons or 400 to 500 bucks a pop !!!...
