3 - look up the AV in the tax records - based upon his idea of value you should run away not walk IMHO. 4- not based upon # 3 because what flipper would overpay for anything especially double it's value - answer Kind of like a unicorn it does not exist!

Since I am new to this and experimenting with the Land Geek method, I wonder how many potential sellers I discourage from calling me back by sending them a poorly researched offer based on AV or price per acre.I understand that the call volume would increase because of the unmotivated sellers, thus extra cost of a call center.

@Steve Vaughan  although I do spend 5 to 6 bucks a gallon on Av Gas  LOL and a fill up is 82 gallons or 400 to 500 bucks a pop !!!...

I am seeking B- and C+ area type of markets for 50 to 100  multi-family unitsRange 1.5 mils to 2.5 milSeeking area specifically where there is job growth and appreciation and value-add opportunityCap rate must be within 10 percent minimumDeals that exist must follow on av Rule of thumb 50% or less expense ratio and not overinflated.Does any1 know specifically which cities... meet such criteria... i am not asking specifically for a building... that meets that criteria... i am simply trying to identify where it's best to invest into.  

Furnishings:Dishes, furnishings, AV, games, etc. you need to provide a full home, replete with everything they need that isn't consumable.
