Land flipping, Making offers in direct mail.

Anybody uses the Jack Bosch method of making offer only after the initial contact? Since I am new to this and experimenting with the Land Geek method, I wonder how many potential sellers I discourage from calling me back by sending them a poorly researched offer based on AV or price per acre.

I understand that the call volume would increase because of the unmotivated sellers, thus extra cost of a call center.
