Guests really do want the house to be ready when they arrive, and not require Mom to make up the beds after a day of travel.

I figure that everyone has a cellphone these days and if a guest drops by then they can simply call the tenant when they have arrived to be let in.

When the guest arrives they capture the condition of the cart, then signs the digital rental agreement/damage waiver and a lockbox code is given.
