Approximately 87% of Clark County (where the Las Vegas metro area is in) is under federal control.

All rental properties are professionally cleaned prior to leasing and/or new tenant move-in.- I also check drains, air filters, light bulbs, Smoke/CO Detectors, and any other incorrectly functioning items.

... but knowledge of the market and more importantly the market you are interested in ... is something they can't provide. 

Going to meetups and conferences in a market you live in or are interested in investing in is always a great way to get a good sense of what it is like investing there and seeing how your property could potentially perform.

Perhaps setting up a private FB group and inviting those in.  I

My average all-in is around 80K....
