Here is the thing, your rental property will likely perform not based solely on whether its a Class A, B, C, or D but more on whether your tenant is a Class A-D person. 

Goals: Cash flow in A/B areas.

For example, my property in a B location with market tenants always cost less to manage which is my point.

I know this area pretty well and I would consider this area a B class neighborhood, not the best, but not horrible. 

It’s a B- neighbor sandwiched between the three best neighborhoods in the metropolitan area (and it’s schools have been improving).

I see so much opportunity out now in terms of inexpensive lots, I was just out to see one in Northern IL that looks promising in a B+ area.
