those are standard mineral rights you see all over the country.in 90% of the cases they are Moot since surface mining is not allowed.Mineral rights say in Sonoma and Lake county CA that allow for slant drilling for steam those you have to read.and or if you own land in the Mayacama mtn range you want to reserve those for slant drilling for steam they can prove to be quite valuable at some point..
