@Khaled Seirafi I've invested in several things in real estate: residential, commercial, small multifamily, mobile home parks, short term rentals, co-living (rent by the room) and I just bought an assisted-living facility.

I own 32 properties myself and have bought and sold over 300, including a few apartment complexes.

I bought my first house when I was 24 and now have 5 relatively small properties in Michigan!

Typically, this means about one house per year, but we went almost an entire year between flips from mid-'23 (sold one) to mid-24 (bought next).I no longer have any "full time flipper" friends. 

Even to them I say, "Well, I wish you found us first and saved 40-50k, however, use what you bought and make millions. 

Well it is doing loans for folks who bought sight unseen and trusted contractors/turnkey providers who sell the dream but in the end do the absolute min in rehab work (even though charge for a much better job) and/or sell a buyer on a class B type neighborhood that is  reality a class D neighborhood in an already low income town.

So many people bought with minimal or inaccurate information.
