But, if I can't create those 3 sentences and make them compelling, I'm not gonna spend the time to look at it deeper.Of course, most properties don't (arguably) have compelling theses, so people have to result in hand waving and distraction to make the seller feel like the commission is adding value.  

I don't think so. our market is still expecting a wave of new residents, due to our politics, increase in jobs as major companies and filming industry moving in.

Your tenants had a much longer period to deal with No AC which is no joke in a heat wave.

You won't get this property on multiples with inspection but if it's your primary residence - don't wave inspection.Buy a regular house and don't compete with investors.Or offer substantially more money to offset their cash offer with no inspection.The price is never the only term of the offer.

Many of them think they know what they're doing but they're really just riding the wave of a very Landlord-friendly market.

When the crash hit we were in a better position than most.So if a crash occurs, rent them. keep them rented and ride out the wave.

I am just starting out, but I my hubby and I did really well on our first fixer upper, and want to continue the wave here pretty soon.
