Granted, we err on the side of doing things right the first time, but projects like new roof or new windows cost a lot and don't have that much impact on the appraisal, as long as the existing components are still in acceptable condition.

@Jimmy Good I have been involved in 5 different mastermind groups over the past 5 years and they have probably been one of the best things to help me grow as an investor.Because I have found so much value in mastermind groups, I am going to be hosting a high-level investor mastermind group out of my properties in Costa Rica in April.

For instance, it will cost as much to repair that water line leak on the house renting for $600 as it does on one renting for $900 a month.

We haven't ran any official estimates yet, but have a general estimate of the cost as we know the contractor we would be working with.
