I already think of myself as a serial mover. 

I am a mover , I have lived in several states and would easily considering moving again.

I am also in Washington (over near Aberdeen) and also love multifamily properties.

So here I am learning the market here, much less competition but for obvious reasons.Hang in there and at the very least use your competitive market to find the investors who are the movers and shakers and take them to lunch.

Use to be the hang out for the movers in Lake Charles.

i kept them on the last house and while they were moving, the rear door fell off and almost hit the mover. it bent the corner of the door and after i installed it, the corner prevents it from locking. now the tenant wants a new storm door since the house would be "secure".i used that door for 2 months without a problem and they moved in and now i have to replace the door. it's ugly without a storm door, but at least it would not break anymore.on this new house i am just listing, there won't be a storm door.so, you keep them?

Offer to help arrange movers, find a storage unit, pay for a truck, ect.

The location was walking distance to work and they really didnt want to move. Rents

Find a local REI and network with the movers and shakers in your area.
