I assume you're not using software yet with one unit so you won't have a portal they can log into for requests, communication, etc.Text and email address for repairs, questions or concerns.

You don't have to go all crazy with the employee / entity.Just create a log of the hours spent managing the properties.The two requirements to claim real estate professional status are1) Spend 750 on real estate related activities2) Spend more time on real estate than a W-2 or a business.There is no requirement about being an employee and compensation.

@Tim Bishop  not to steal this thread but because its only you and me I will anyway.so when quote  300 to 400 per acre is that net after all logging and hauling costs.that's a lot of work for that return.. in the north west we NET 10,000.00 and acre  LOLso a 20 to 40 acre track can net us 200 to 400k... .I have done it many times.. one 11 acre track I had netted us 500k... and I paid 125k for it...
