You don't have to go all crazy with the employee / entity.Just create a log of the hours spent managing the properties.The two requirements to claim real estate professional status are1) Spend 750 on real estate related activities2) Spend more time on real estate than a W-2 or a business.There is no requirement about being an employee and compensation.

And I did explore logging there but as you know the permit process is the toughest in all of the US of A..

But we also bought a 700 acre parcel for long term and held it almost 20 years logging it about every 3 then selling it. the front 100 acres I busted into 10 parcels that paid for 75% of the property..

@Tim Bishop  not to steal this thread but because its only you and me I will anyway.so when quote  300 to 400 per acre is that net after all logging and hauling costs.that's a lot of work for that return.. in the north west we NET 10,000.00 and acre  LOLso a 20 to 40 acre track can net us 200 to 400k... .I have done it many times.. one 11 acre track I had netted us 500k... and I paid 125k for it...

Insurance, tax, tenant info, leases, applications, listing/marketing docs, water, notices, repairs, logs of maintenance and tenant damage, etc.

However, when I had to keep a security deposit recently, I transferred it to the main rental checking account and it only logs as an account transfer and I don't see how I can make it now show up as rental income.
