Is my enthusiasm wrongly-placed, or can this work out?

Bonus rule:  this applies to any investment or business that even HINTS at being a scam, below board, or ethically questionable - If you don’t know who the “sucker” is, it’s YOU. 

Coordinating the sale of multiple properties and have the timing all work out all takes skill. 

I recall reading about it in CNBC...The quest for solid returns in our current market might feel daunting with interest rates where they are, but the good news is.. if you find the right deal and set clear criteria.. like a minimum cash flow target, or a plan for eventual refinancing.. your numbers can still work out.

I would send out mailers, and cold call if you're up for it to all the 2-4 unit homes in the area until you get one, and then work out a deal with them.  

Going with the cheapest options usually doesn't work out the way you figure.

you can build triplexes in columbus for cheaper. if it was more about you living in Grandview could work out but that's a tough exit one unit won't even get 0.5% rule.
