Rather sleep in a trailer or van in the parking lot. 

With the exception of building a trailer on the property (these are hard to finance), this sounds like a good plan AND if you are using it for your business AND your business pays more than 50% of the rent (if you have more than 1 tenant), then this is a more financeable property in the eyes of banks and credit unions as it would be consider a commercial "owner-occupied" property. 

what would you think of a 14,600sqft 3 unit property in sailboat bend, off market, that is RMM25 zoned and has a nice single family and duplex behind it, half of the lot if empty so it can be developed or RV/trailer parking, for $1.1M?

I'm interested in purchasing a dump trailer to mitigate my dumpster costs on each project.

But never allow someone to buy a lot and put a Pink trailer on it.  

But then again, people are successful at this, people run profitable trailer parks and all that, so there's a chance it works as well.

We use self contained bathrooms on a trailer.
