IE - only comp studios to studios / 1BR’s to 1BR’s / 2’s to 2’s / etc.

I'm finishing renovations on a studio apartment (under another unit in a multi-family) in the next few days and am trying to decide on what strategy to use to rent it.

Assuming I also use the Airstream for lodging while traveling for personal reasons, would I just take a pro-rated amount of depreciation for the amount of use that is business vs. personal?

Along with the difference between studio/1br and 4+ bed properties. 

I am looking to buy a multifamily property that primarily has studio apartments.

It's an acreage property near the lake that has a main house (2/1), guest house (3/2), and small studio-layout unit (3 units on same property).
