I've held onto it mostly because of the appreciation and great tenant.My main goal with RE is using it as a store of wealth and passing it onto my kids.

We have done The Fizz Shop in Illinois, The Popcorn Shop, a dog kennel, and even a clothing store.

We get our cabinets through.the box stores.

Install a lock box on the property with the key stored inside.

In Franklinton there are plenty of large projects going on that will bring massive growth to the west side of Columbus, such as the Peninsula Development, which is a multiphase project that will erect a 24 story apartment complex featuring a grocery store, a multi use office space building, and a new hotel featuring a two-story venue. 

If you choose not to renew, what are the costs associated with moving out and storing 36 units worth of furniture? 

Sometimes tenants do something that attracts pests (eg food is improperly stored, trash and food are left out, etc.  

Unless you supply the 3M ones I guarantee the tenants are going to use the Dollar Store ones that leave torn paper everywhere. 

They are exceedingly rare, thus very expensive, but I believe they represent an excellent long term steady income and store of value.
