Currently own the lot my Tiny Homes and sheds are on in Festus Missouri. We have helped several businesses open up using a Tiny Home to fit their business needs along with the City of St Louis with their homeless project. Tiny House Dreaming and Tiny Home Projects are currently working with a variety of investors on Pocket Communities and stacked Tiny Homes.
What made you interested in investing in this type of deal?
We have been helping the general public for a couple of years with a variety of designs and floorplans for their Tiny Homes. People are looking to live smaller or some are being forced to live smaller, hence the insane growth in apartments and storages. With Tiny Homes, a person can get all the upgrades that want like that in a larger home. The Pocket Communities are growing substantially as more city municipalities are understanding the concept.
How did you find this deal and how did you negotiate it?
I am currently working with an investor that is wanting to put a Pocket Community at the Lake of the Ozarks. I have the skills to work with the city officials and understand all the Tiny Home Codes. This niche for an investor is a great way to get into real estate. Tiny Homes would be great in college towns, 55+ communities, old trailer courts, even for businesses. We have done The Fizz Shop in Illinois, The Popcorn Shop, a dog kennel, and even a clothing store.
How did you add value to the deal?
I am passionate about Tiny Homes, I started just by helping more people with creative floorplans by self teaching myself CAD design so I could help more families. Personally too, I look for the best quality and always provide that to all my clients.
What was the outcome?
Helping a whole lot of people with their everyday living Tiny Homes, vacation Tiny Home, hunting cabin, soda shop, dog kennel, and so many more. We love helping people!
Lessons learned? Challenges?
In the beginning the floorplans, hence the learning of CAD design so we could provide several floorplans for more than 2-3 people. We were able to provide for families. The city municipalities has been the most challenging in all of it, but we are patient and persistent.
