If you're looking for the all-in-one I'd go with a PM software (others have suggested some) and do what you can with it.Then, as you grow further, look at more sophisticated/expensive options.

from the little I know and its only because i have brokered 50  100 unit apartments the buyers are quite sophisticated and have a lot of cash and have their lenders lined up..

One land speculation I bought 4 acres in sonoma County CA ( wine country) in 96 for 27k it was unbuildable at the time ( could not get a septic system on it) Well city grew to us The Graton Casino comes in right across the street and we sold a few years ago for over 2 mil to a land assemblage investment company.
