The house will cash flow but the property comes with a great newly built barn with a slab and all.Now when my brother and I both left for college my parents had no use for a golf simulator that we had in our garage so they offered for me to use it at a property.This would for sure add a lot of value to bookings but I cant decide if the $50 - $100 a night or so increase (just a estimate) is a better option than spending the 40-60k to turn the barn into an ADU / separate dwelling to add cash flow and equity to the property.

This skews my credit score (you can jump on creditkarma and do simulations about carrying a balance)... and because its my personal cards, it also impacts my debt to income ratio...

Has BP thought about putting together a real estate simulator or game, that would help in honing our real estate investing skills.

Hello,I recently had an idea for adding a golf simulator in a room as an added amenity.

Many things listed would be considered significant services and would have you losing much of your tax deductions.I know of a couple of STR owners who had to eat a big tax bill due to this and they had to nix those sorts of offerings.That doesn't mean you can't create the wellness space, golf simulator, upscale game room, etc to enhance the space.

I have been thinking and simulating all tax rules/investment alternatives related to property sales and 1031 ;  nothing beats the IRS tax code that allows $500k tax-free for rental/primary residence conversion.

No matter how much time and money was spent on renovation, trying to simulate heavy use of the mechanical systems as a result of the occupancy by a family was different.

Watch the auctions for a month or two (do some simulations for practice) before you actually bid.Otherwise you will likely run home with your tail between your legs.
