If you fix the inside of the house spend a bit of money on the outside. you don't have to break the bank but make an effort.  

This is obviously something that can and does work all the time, you just never know timing wise when that property will pop up.If you are looking specifically for a house hack and are not finding what you want in a duplex, you can widen your search to include SF properties that have an ADU or basement unit, or simply is set up well for roommates. 

Sure, some lenders are incredibly high on rates, but overall, rates aren't much higher for an investment property than going conventional.I've quoted investors 20 bps higher than conventional and they end up going with me, simply because the loan is low doc, not reported on credit, and they can close in an entity.It's a case-by-case thing, of course.But they aren't looked down upon.

I have turned up the water heater to the highest temperature available, but it does not seem to have fixed the issue.

If you have high confidence in your ARV, I would simply review the comps that you have and go over the reason why they were used to determine ARV.
