My main goal is to identify an opportunity that can be scaled from a couple of spots to a dozen, to several dozen eventually without the need to completely re-design or re-engineer the layout without respect to providing utilities. 

A benefit to having the commercial property and entity is that we aim to utilize business credit, so that our personal credit and debt to income ratio is not tanked as we remodel or redesign or buy furniture. 

I have designed and redesigned my strategy for tracking financials several times.

Better interface that is more intuitive and easier to automate, while VRBO hasn't been redesigned since 2005 and I have to click around a lot more to find the basic info I need to prepare for the booking (set door codes, automated welcome messaging, etc).

Looking at this kitchen (Rehab/Flip deal), I know how to price out work and deal with subs but how are people coming up with how to redesign the layout?

We do complete kitchen and bath renovations and re-designs often down to the studs which far exceeds a typical turnover renovation where you'd maybe do minor repairs, paint and lay floor.I think I could probably manage 200+ units using Buildium property management software (or some other full featured app) without breaking a sweat.

We are also redesigning and updating both bathrooms.

I added value by redesigning the kitchen and opened up the space by vaulting the ceiling, relocating the stairs, and knocking down some walls.

The downside is that I have to put in $480,000 Dollars of TI and brokerage fees, but the upside is that they will be putting in 1.5 million to redesign and improve the existing structure. 10 years from now I might have to go through the same thing, but I wanted to give you an example of how things can go wrong at the end of these leases.
