So now we cover utilities for both units and the new tenant pays a higher amount too on the back unit to cover all the utilities with a great profit.  

Really a market you get best of both worlds between rent/value appreciation and cash flow.Birmingham, AL on the other hand is a market that produces great cash flow. 

Does it have shared systems you have to manage or separate utilities for everyone? 

Typically who pays the for the utilities?

I'm currently building out a couple versions of my own, since the internet is not producing very many good ones.

There’s no reason for an owner to pay for utilities they aren’t using.
