I haven't been around to post much here on BP lately because I've been a bit preoccupied with being pregnant (yay!). 

He will look to a fair interpretation of the contract and terms and that will also include the consideration you delivered in "rent" while you pre-occupied.

Thankfully there will always be homes for sale that that will require you to flip a switch.Boggles the mend that the younger generation is so lazy and preoccupied with toys.

I have a feeling he's preoccupied (he's also in RE sales).

After all, most people are preoccupied with preparations for upcoming celebrations and busy making gift purchases.

But everything I've seen so far says that hoarders have too much stuff and are too preoccupied with accumulating more stuff to be concerned about wear and tear on your unit.

@Adam Drummond:@Michael WoodwardFirstly thanks for all the very helpful replies.Just to clarify, when viewing the foreclosure I was pre-occupied with the possibility of spending almost all of my life`s savings on this house so I wasn`t too interested in delving into the legal aspects of signing the form (it was `x`ed in about 6 or 7 places for me to sign),  and at that point I saw mildew all along a basement floor so I knew I wouldn`t be making an offer, again i`m not looking for sympathy as in hindsight I should have read it thoroughly first but I genuinely thought that it was just `par for the course` here and would only come into effect if I made an offer on that house.  

There were 5 of these properties that came on to the market (between $300-350K) and I overlooked the deals because I was pre-occupied on my other projects, my significant other wasn't too fond living with tenants, and I had to tack on an extra 30 mins to my commute.
