Our criteria for buying rental properties are desirable neighborhood with mostly owner occupants, good schools and low crime rates. 

Is the noise mostly in the morning before school?

Let me replace “school district” with zoned school or catchment.

Can do even simpler than what we do with an online contract system and call center.  

I'm barely considering my second house, just bought the first in Jenks school district 10 months ago.

Here's a few things you'll really want to have as a landlord:  Online tenant payments - let your tenants log in and schedule/make online payments for rent. 

I have found addendum templates online that I could use to extend the lease month to month, but I would feel more comfortable if someone with a legal background put the contract together for me.

We use Quickbooks Online for our main accounting software.  

I’d recommend looking for a market that’s affordable and has good rental demand—local job growth or proximity to schools can be a sign of a solid investment.
