I'm not even sure how salary got introduced into this scenario but I'd prefer to discuss solutions and explore ways to get to the objective. 

If maintaining cash flow is your primary objective, you might want to explore other options.

The next objective after locating a target market, would be to determine if your primary goal is appreciation, cash flow or a little bit of both.

I work with new investors all the time and have to get past newbie investor puberty which include Shiny Object Syndrome and  the mindset that this business is Quick Money with little to no effort (thanks to Social Media). 

My only reply here is to say to simply focus on the business objectives.

Remember, no system is perfect, so avoid the temptation of constantly chasing after the next shiny object.

With the increased competition, it’s crucial to prepare your property to stand out and work to address obvious buyer objections prior to going on market.

While I don't object to spending money to do one's due diligence, I don't know if $500 is called for when you can get very high quality syndication groups/meetups/information for free.
