@JD Martin agree 10,000%What I am surprised about is I had a call with someone in Austin today and in sw Florida and they both said things are awful and prices are dropping at high rates - curious don't hear as much chatter here about that as it could be an opportunity 

The bank will put a hold on them, so you can't just draw them out, so don't plan to need them for a while.This will cost you an appraisal on both properties to be performed by that lender. 

I wonder if an inspector's license might be another good addition to our repository.

For example, if you were a CPA for a law firm, and then went on from there to open an accounting firm on your own, SOME lenders might be willing to look at this as a 2 year history, even though you're only 1 year into the self-employment piece.

find an investor meetup, go to it, find out who the investor-friendly agents are, find them, and see how they want to set things up.and if you can't go there in person a few times... invest closer to home.
