In my experience it is common and customary for the landlord or builder to provide TIA, tenant improvement allowance, to the tenant to assist if not cover the majority of the internal buildout. 

If you have a college nearby I would suggest recruiting some interns. 

In our largest listing, we have a triplex with a total of 11 beds and 10 baths with each bedroom set up to be potentially rented by the room (electronic lock on each bedroom door, and most with a private bathroom).

Purchase in an international market for potential high returns?
