Currently, I self manage using software program that centralizes the majority of information and messaging and pushes to all the platforms that we list the properties on. 

They are asking me to call them… see message below:“We are very interested in your property and would like more information, particularly about the proximity of the amenities to the location.

RM (and most other good management software) does double entry accounting, imports bank info, has reconciling functions etc.

VRBO has a nifty AI function that supposedly repositions your photos to feature the ones getting the most hits. 

If this property is hard to rent, or is functionally obsolescent (only 1 bathroom, no yard, etc), or has deferred maintenance that will be costly, or is in a location that is not appealing to Tenants, then maybe a sale would be a good option in favor of a property that has better Tenant appeal, which will likely increase rent and avoid long vacancies in between Tenants.An option to consider....

In my experience, a large percentage of them are fully functional adults that refuse to take personal responsibility for their lives, which is why they are receiving free rent from taxpayers instead of working for a living.

When it comes to hooking up my follow-up system I've seen a lot of other CRMs fall short with drips (lack of good time delays, no custom mailing function, doesn't pause with a response, can send auto messages after a deal closes, etc) 

In Illinois, when an agent does that, there are functions normally expected of the realtor that they are legally prohibited from doing.

All you need is a single place to track tenant information, payment history, maintenance, and other things.

Its also a good idea to keep any receipts (I use a google drive folder, they have a scan function that makes uploading receipts a breeze)
