When it comes to successful real estate investment, insight and foresight are essential components to a profitable portfolio. 

You're certainly the youngest person I've run into that has an interest already in real estate so congrats right there on the foresight to know where you want to go.

We financed this home at 80% LTV through a local bank (here is where I would have saved my capital and gone with FHA or another low money down strategy had I had the foresight, but alas, "it is what it is" as they say).My plan is to eventually use 1031 to trade up to 8+ unit buildings, then parlay that into either apartments, mixed use, or commercial down the line.Going forward: House hacking the duplex is clearly not the ideal situation with a toddler and a newborn.

I waited until my teaching career was finished to get into real estate, but you had the great foresight to go into it while you're teaching.

BUT, is anyone ALWAYS wise in foresight?

Although I lacked the foresight to find deals of my own last year, I am prepared to take advantage of the opportunity this year.

If we all had 20/20 foresight, we’d just buy Apple or amazon or Microsoft or google stock with 50-100% annual returns sometimes and live our normal lives while our investments exploded in value.

Publicly-traded REITs are repriced constantly during market hours, while non-traded REITs have no secondary market (so pricing is based on net asset value, which doesn't change that often).Foresight is a little harder.
