I want to convert my entry door to a smart lock, but I haven't found any that are compatible with a jimmy proof deadlock.

You can split the profits 50/50 but the ownership and responsibilities should be 51% and 49% so that ultimately, if there is a difference of opinion when to sell or what to do, the one with 51% ownership can move things forward instead of being deadlocked for years.

Try to avoid a 50/50 split so there can't be deadlock if you disagree. 

Lenders are asking the contract on the MF  property (< 2million, 5+ units) before providing any approvals while strong offer needs some kind of lender pre-approvals so this seems to be a deadlock.
