How did you achieve this type of cash flow?

Rent growth has a much larger impact on the cash flow than the initial cash flow.  

Also, while it won't cashflow right away, rental rates will continue to rise and in 3-4 years it will very likely be a cash-flowing property (it's in a prime location with tons of upside and development going on around it).

But even then you still need to have cash available.

There are some great neighborhoods here that balance cash flow and appreciation, like Fountain Square and Bates-Hendricks, and parts of Irvington.

Some invest strictly for cash flow.

I use cash comps as the first people I look to sell wholesale deals to.  

Those make sense and cash flow well.

These are my goals and I'm searching for the graduate degree that will best support it or produce the greatest ROI.
