I have bad experience with PMs where tenant broke multiple leases in a year and I had to fight to get concessions on the leasing fee with my PM (I have couple fantastic PMs as well so its a mixed bag).I do plan to do my own diligence in picking up the tenant.

She called me and told me that my tenant's new boyfriend is a dirt bag, is ruining the house, there are holes in the wall and stains on the new carpet. 

What I did though is use the bank bag as a connection, When I called, “Hey Mister Seller, this is Brian Adams the guy who mailed you the bank bag”. I

Well I caught them skimming the books and they fled the state leaving me holding the bag. I

@Paul Bagi since this is commercial, the rules are different and as @Russell Brazil stated, you will need to pay your own agent on this deal.

These guys only care about making money and have no issue let someone else holding the bag. I

This will be his first loan with me, but it's in the bag I think.I pitch mine at 2pts and 12%.

He probably needs to know that everyone is concerned and supports him and it is best to be with his entire family during this situation and not leave them holding the bag. I
