Does going broad really work, or have you found that focusing on a smaller list with higher potential leads to better results?

Preferably something that is renovated on the interior, where I could focus on adding exterior amenities. 

Personally, I would focus more on the long-term cash flow of the property rather than worry about your parents living standard.

I would focus on analyzing real estate deals so that you will know what constitutes a "deal" to you.  

It is balance sheet heavy but for some reason, most investors in BP are just focused on P&L and they stick with these free accounting platform that doesn't even utilize the Balance Sheet.A lot of the time when I clean up client's books, it's mainly in the balance sheet that needs to be fixed up.
