Remember, the Commonwealth is always looking for excuses to sue "evil" (i.e., ALL) landlords and there's no shortage of lawyers trolling for victims.You don't mention the heat source for the house. 

You work with those people and the teaching industry, even people like volunteer ushers in Catholic churches, the Commonwealth's already done much of the clearance work for you.

Here in Virginia it takes the Commonwealth about 30 days to contact a taxpayer with a Virginia adjustment after the IRS adjusts someone's tax return.

It seems tax sales are difficult in the commonwealth as some counties have a redemption period and and some do not. 

this is from the title search:"All that certain lot or piece of ground situate in the Borough of XXxX, County of Allegheny and Commonwealth of Pennsylvania, being parts of Lot Nos. x, y and z in the Plan Subdividing a Portion of the [MunicipalityName] Place Plan as recorded in the Recorder's Office of Allegheny County, Pennsylvania..."

There are a few townships that tried to ban it, but failed when the owner[s] took them all the way to the PA Commonwealth court, so PA state court so far are on the side of the home owners.

That's how I ended up using Commonwealth Bank, which one of my investor friends had mentioned to me anyway.
