i wouldn't cash out your 401K, it's not worth the penalties.the only thing I can say is to keep looking and don't buy just to buy.

My business is built around doing deals for out of state investors and my mind is BLOWN by how many flat out refuse to come visit, meet our staff or walk the property that they bought and we are rehabbing for them.

Are you open to out of state investments?

Have you bought commercial multi out-of-state before?

If the agent is not working out for whatever reason, cut the tie and move on. 

This would let you rent out the house for the next 3 years if you wanted and still get to take the gain.
