DSCR won't work for us because given the rent roll we would only be able to be at 65% LTV, and we are looking to be at 70%-75%.

Normal wear and tear would be a few small nail holes for hanging artwork, a clock, etc.

And you're asking the cleaner to drive to the house, spending time, gas, and wear and tear on their car. 

This means you'll get a good cash flow, but appreciation of the property will be low.In the phoenix area there is more ownership and less renting, but due to prices increasing faster than inflation we are seeing a rise in renters.

So we are leasing to that business, with guaranteed signors for that business.
