If the property is zoned RM1,  I do not beleive this standing alone will qualify for visitor accomodations.

I believe any modifications/accomodations to the property to keep the neighbors/neighborhood safe are to be borne by the tenant.  

You want to be with in 15 minutes of a large hospital to accomodate medical professionals.  

Being in CA, we already had to accomodate them putting in a daycare which was their plan all along, but they never informed us.

Some other pros would be weather, globally sought after, growing infrastructure across the state to accomodate high speed rail, space industry, we have several major airports, growing tech/medical industries as well as the ever growing theme park monsters that help to bring in about 70 million people a year here, we stay pretty purple with politics and very alternative lifestyle friendly, schools overall aren't great, but we do have some very good ones including prep schools/acadamy's. landlord friendly and so much more too!

Flexibility is key amd this way you can accomodate either. 

We also made sure it was extra clean when the next round of tenants came to see it and accomodated showings.With the exception of what Michaela said about accepting too much rent upfront, I wouldn't necessarily rule them out.
