I'm more concerned about other lender liens, not worried about water or tax bill. is there an online website that gives all liens guaranteed?

I thought I would have a pool of good candidates after the new year (it was the case last year around this time) and I would have no problem placing a qualified tenant by Feb 1 or latest early Feb but the activity level has been very low.   

So, typically a landlord will want to pay those directly and either bake the cost into the rent or bill a tenant back if the bill is based on usage like a water bill.

We moved our properties to USAA and had no issues in spite of a claim shortly before the move for quite a bit of damage from a burst water heater.

I did contact the city and they gave me the permit history and the only permit they had was for a water heater from 2012.

Tenant said it died with heat wave despite his efforts to water it.
