Many of these old beauties have very high ceilings that sound great but they also tend to have lousy insulation (pressed down, perhaps moldy from previous roof leaks) in the attic and sometimes nothing in walls.

Account Closed  I'll let some of the more experienced Spokane folks chime in but I think you're going to be hard pressed to see anything above a 6-7% cash on cash return buying "turnkey" anywhere decent in the Spokane market.There are a lot of no-go zones that you can buy where you'll see an increased return but they are areas you wouldn't want to drive through after dark.Duplex units in really good areas might work out but I'd caution against anything larger if you're not managing hands-on.
